According to the Texas Housing Report[1] by the Real Estate Center at Texas A&M University, Comal County is one of the fastest growing areas in the state of Texas.

The community is located amid the Texas Wine Trail, a compilation of 53 wineries scattered throughout the Hill Country from Austin to Fredericksburg and Lampasas to New Braunfels. The community is serviced by Comal County Independent Schools, while a small portion of the community’s students attend New Braunfels Independent Schools.

History

Vintage Oaks began development in 2008 by Bluegreen Corporation, as the result of assembling a number of Hill Country Ranches, most notably the Rompel Ranch. The property was acquired by SouthStar Communities in 2012. The community features 1–14 acre Hill Country homesites, custom homes and smaller-lot homes. It also includes resort amenities including a Tuscan-themed clubhouse, Olympic pool and lazy river, 3 miles of hiking trails, Timber Ridge Veteran’s Memorial Park, and a 7,200-square-foot Fitness Club.

Demographics

The United States Census 2017[2] Includes Vintage Oaks in the greater Canyon Lake area, which reported a 37.1% increase in population from the 2010 census.

Climate

According to the Koopen climate classification system, Vintage Oaks is categorized as desert and semi-arid. The area reports an average annual rainfall of 33.98”, with an average low temperature of 37 degrees Farenheit, with January averaging 62 degrees Farenheit to hottest months in July and August at 95 degrees Farenheit[3]. The community is located between 1082 feet above sea level to 1310 feet above sea level[4]

Residents in Vintage Oaks are zoned for the Comal Independent School District or the New Braunfels Independent School District, depending on location within the community.

At the Federal Level, Vintage Oaks is represented by Senators John Cornyn ( R ) and Ted Cruz ( R ), and by Representatives Lamar Smith (R ) and Lloyd Doggett (D )

Events

The community hosts an annual Summer Concert Series that has featured the likes of Jack Ingram, Adam Hood, Sunny Sweeney, Zane Williams, Bonnie Bishop, Deryl Dodd, Mike Zito, and Reckless Kelly, plus year-round events including:

Property Owners Association

Vintage Oaks is managed through a Property Owners Association, of which each property is a member. The Vintage Oaks Property Owners Association is an active group that hosts monthly wine socials, community gatherings, and volunteer events. The Property Owners Association is managed by The Neighborhood Company.

Vintage Oaks’ topography is rolling, tree-lined Texas Hill Country, featuring long views, age-old oak trees and other specimen trees. The property features a number of seasonal creeks and stock ponds, and two lined ponds.

Utilities in Vintage Oaks include septic on the 1+ acre properties and on-site sewer in the smaller lots. Properties are stubbed with electric, natural gas and onsite well water.

The community has been noted as the fastest-growing community by Metrostudy[13] featuring homes above $350,000 from 2014 through 2018.

Individual neighborhoods within Vintage Oaks include:

  • Bear Creek

The newest addition to the Vintage Oaks family of neighborhoods is Bear Creek, with homesite lots over an acre in size at high elevation. The Bear Creek neighborhood includes wide open fields and rolling hills with many miles of walking trails and hiking paths with dramatic topography and beautiful scenery. Bear Creek also offers convenience with easy access to FM 2722 and Highway 46.

  • Canyon Ranch

Canyon Ranch at Vintage Oaks offers one acre and larger homebuilding sites in the Texas Hill Country. This gated community includes several ponds and streams in the neighborhood and families can find miles of walking paths in one of the most picturesque communities in Vintage Oaks.

  • East Ranch

Vintage Oaks offers one acre and larger homebuilding sites at East Ranch at Vintage Oaks. This neighborhood is also the historical home of the original founders of Vintage Oaks, ranch owners who started building in the 1800s. Today, East Ranch is a short walk from the Future Fitness Club and various other amenities. The neighborhood offers one and two-acre lot sizes situated around miles of walking trails only a short distance from Highway 46.

  • The Grove

Some of the area’s most highly awarded homebuilders have created single family homes in The Grove at Vintage Oaks. The smaller lots at The Grove require far less maintenance, and the neighborhood is flanked by about 100 acres of wide open spaces. Homes in The Grove range in the mid $350,000s.

  • Vineyard Ranch

Vineyard Ranch at Vintage Oaks offers some of the most spacious lots available in any Vintage Oaks neighborhood, and only a few premium estates remain available. Every property at Vineyard Ranch offers unique topography and landscape features like trees, creeks, and plenty of land for horses and ranching. Vineyard Ranch lots offer privacy and lots of space with homesites ranging from five to 14 acres.

  • The Reserve

The Reserve at Vintage Oaks offers the exclusive experience of a dedicated entry just off Highway 46.   • Deer Creek
