Vitalis Consulting has under under coordination construction projects from different sectors: office, retail, residential, hotels, industrial and commercial^[2].

History

^[3]Vitalis Consulting was founded in Bucharest, in May 2006, by Florin Popa and Costi Anghel, both graduates of the Technical University of Civil Engineering from Bucharest.

In 2006 the company has started its activity having 2 employees, 3 projects and 2 clients, the first client being Hewlett-Packard.

In the beginning, Vitalis Consulting was providing fit-out management^[4] services. Currently the company’s services portfolio comprises: Project Management, Cost Management, Site Inspection, Technical Due Diligence, Project Monitoring, Health and Safety Coordination, Design Coordination, Energy Certification^[5].

Founders

Florin Popa (38 years old) graduated the Technical University of Civil Engineering from Bucharest, being the owner of a bachelor degree in Construction Management and City Planning. After graduation, he was employed as a Construction Project Manager^[6] at a consultancy company in the real estate area. The idea of Vitalis Consulting has come up in 2005, and in May 2006, the company was founded. Florin Popa is the Founder and Managing Partner of Vitalis Consulting.

Services

Project Management: cost estimating, quality control, risk management, dispute management, development and facility management and construction management services for office, commercial, residential, hotels, mixed-use, industrial & logistics projects.

Cost Management: planning, accounting, monitoring and control of the allocation of costs during the project, through cost planning, procurement, value engineering, cash flow forecasting and final account delivery.

Fit-out Management: building surveys, office relocation, office fit-outs, refurbishment works and facility management.

Due Diligence: Due diligence is a step prior to the acquisition, the refurbishment or the reconversion of a property, certifying the suitability of the property for its intended use and reinsuring the future owner and the financial institutions of the feasibility of their investment.

Building Surveying: analyses of the building’s physical & technical condition: the foundation, roof, HVAC, electrical, plumbing, vertical transportation, and building envelope (windows and walls).

Feasibility Studies: an overall view on net occupancy & maintenance costs, suitable building solutions, environmental standards and legal restraints.

Project Monitoring: is a supervision and reporting tool, tailored to the needs of financial institutions. It certifies that the investment is sustainable and that funding is properly used.

Contract Advisory Services: procurement, drafting, review, advice and contract audit, along with dispute management, for the resolution of any potential conflict, avoiding possible loss of time and resources.

Health & Safety Statement Preparation: for creating and maintaining a safe and healthy workplace, both on the site, during construction works, as well as on the finalized premise, for all of the future beneficiaries of the building.

Energy certification: The Energy Performance Certificate declares the energy performance of a building. The report details the results of an energy and thermal analysis, discussing the main energy features of the construction and its related facilities. Vitalis Consulting is a Certified Energy Auditor.

Vitalis Consulting’s average number of employees has evolved from 1 in 2006 to 21 employees and 60 associates in 2018.

In terms of turnover, the company has started with a total amount of EUR 295 thousands in 2006 and it has reached EUR 3,3 million in 2018.
