}}88 Nairobi Condominium Tower is a 44-storey residential skyscraper planned in the Upper Hill neighborhood of Nairobi, the capital and largest city of Kenya. When completed it is expected to become the tallest residential structure in Sub Saharan Africa.[2]

Location

The building would be located on a {{convert|2|acre|m2}} plot of land, along Fourth Ngong Avenue, in the Upper Hill neighborhood of Nairobi, approximately {{convert|3.5|km|0}}, south-west of the city's central business district.[3]

Overview

The 88 Nairobi Condominium Tower is owned by Lordship Africa,

a real estate investment and development firm, based in Nairobi. The firm, is a subsidiary of the Lordship Group, a real estate conglomerate, headquartered in Central Europe.[2][4]

The development is expected to provide {{convert|12000|ft2|0}} of rentable residential space and approximately {{convert|16000|ft2|0}} of garden space. Other amenities include a supermarket, a restaurant, a gym, a heated indoor swimming pool and parking space for 435 vehicles.[2] There will be a total of 288 luxury condominiums in the development.[5]

There are three apartment plans in the building: (a) the one-bedroom executive plan, retailing at KSh11 million (approx. US$110,000) (b) the two-bedroom executive-plus plan retailing at KSh35 million (approx. US$350,000) and (c) the penthouse plans, of three and four bedrooms, available on the 40th floor and above. All units will be fully furnished.[2]

The target clientele are the estimated 40,000 executives and corporate employees working in the Upper Hill neighborhood, which lacked executive residential apartments, as of February 2018. The development would cut down on commute times and reduce the use of motorized transportation, as some executives might choose to walk to and from work.[2]

Construction

The construction budget is set at KSh5 billion (approx. US$50 million), raised through, debt, equity and unit sales. Construction is planned to start in April 2018, with completion expected in 2020.[2]
