Kilpatrick (born January 7, 1954) is the Chairman and Co-Managing Director of Greenfield Advisors and is the founder of ACCRE[1] and co-founder of Bartow Street Capital,[2] AVM Analytics, and The Greenfield Institute[3]. He is the author of Financing Development and Construction in the 90's[4] and Understanding Home Construction[5]. He is a contributing author to Oxford University's recent Private Real Estate Markets and Investments [6] and the forthcoming Corridors, slated to be jointly published by the American Appraisal Institute and the Appraisal Institute of Canada in 2019. In 2017, Washington Governor Jay Inslee appointed Dr. Kilpatrick to represent the citizens of Western Washington as a Director of the Washington Economic Development and Finance Authority[7] In 2018, Kilpatrick appeared in the documentary film, Old Man and the Sea: Return to Cuba [8] Early life and familyJohn Kilpatrick was born in Portsmouth, VA while his father was serving in the U.S. Navy as Chief of Staff of Service Squadron 4. After his father's retirement, the family moved to Orangeburg, South Carolina when he was six. He was educated in the public schools, and graduated with a degree in Accounting from the University of South Carolina. Kilpatrick is married to Lynnda Peterson Kilpatrick, with whom he has four children, daughter Madonna and sons Jonathan, Richard, and William. Early CareerIn 1978, Kilpatrick returned to the University of South Carolina for an MBA, and upon graduation in 1981 joined Dean Witter Reynolds (now Morgan Stanley), and in 1984 joined the staff of one of his clients, Shumaker Builders, as its Chief Financial Officer. He left in 1986 to form his own consulting, development, and homebuilding company. After the Savings and Loan Crisis virtually shut down the homebuilding industry in 1990, he returned to the University of South Carolina for a Ph.D. in Finance, concentrating in real estate finance and complex valuation models. Education and academic careerUpon returning to the University in 1990, Kilpatrick was tapped to be the assistant to the Senior Vice President (later Vice Provost) for Research, Dr. Paul Huray. Huray, in turn, was also an advisor to President George H. W. Bush in the White House Office of Science and Technology Policy. Kilpatrick's one-year appointment eventually turned into a permanent role, coordinating large scale, interdisciplinary and multi-institutional research projects. Notable projects included funding for the South Carolina Universities Research and Education Foundation, the Academic Coalition for Intelligent Manufacturing Systems, US-DOE initiatives in Math and Science Education, and the South Carolina Supercomputer Network. In this last project, Kilpatrick aided in establishing a six-university network to share supercomputer resources across the state. In turn, the project would aid Sandia National Lab and a coalition of national labs and universities in what was called the tera-flop challenge -- the grand challenge to build the world's fastest computer. This network went live in 1994 with Kilpatrick as its first Administrator. The mothership computer at Sandia crossed the tera-flop boundary in 1997 with a machine called the Intel ASCI Red.[9] Business CareerKilpatrick was recruited to join Mundy Associates in Seattle in 1998. He eventually became the Managing Director, and after the retirement of the firm's founder, led the firm to rebranding as Greenfield Advisors. Today, Kilpatrick is known as one of the most prolific authors in the real estate valuation field, particularly in the field of complex modeling. He and Dr. Bill Mundy co-authored the chapter on valuation int the American Bar Association's Brownfields, 3rd[10]. With his partner, Dr. Clifford Lipscomb, he co-authored a similar chapter for Lexis Nexis's Brownfield Law and Practice [11] Dr. Kilpatrick serves on the Review Panel for the Appraisal Journal, published by the Appraisal Institute, and served on its editorial board for from 2013-2015, and is a reviewer for the Journal of Real Estate Research published by the American Real Estate Society[12]. He served on the U.S. Editorial Board for the British Journal Modus from 2011 to 2013, published by the Royal Institution of Chartered Surveyors. He is a Principle Member of the Real Estate Counseling Group of America[13], a Fellow of the American Real Estate Society, and a Fellow of the Faculty of Valuation of the Royal Institution of Chartered Surveyors. In recent years, Kilpatrick has become sought-after as an expert witness in complex court cases involving real estate, real estate valuation, real estate securities. He was one of the lead witnesses in the important residential mortgage-backed security case, FHFA v. Nomura in the Southern District of New York, and his testimony was heavily cited in the court's ultimate opinion. [14] Kilpatrick's work on these cases has contributed to over $50 Billion in recoveries. Honors and AwardsFrom 2010 to 2015, Kilpatrick served as a Visiting Scholar in Real Estate Finance at the Zicklin School of Business, Baruch College. He continues to serve on the National Board of Advisors for the Carson College of Business at Washington State University. In 2017, his alma mater, the Moore School of Business at the University of South Carolina inaugurated the Dr. John A. and Lynnda P.
